Every project is unique, therefore fixed fees are not always appropriate at the early stages of design. As a general guide, combined planning and building control drawing fees typically range between 5.5–6% of the anticipated construction cost, although this can only be estimated until a final design and scope are agreed.
Additional consultant fees, such as structural engineering, will depend on the complexity of the design, and relevant site constraints and conditions.
Project costs can also be influenced by planning constraints such as listed status, conservation areas or other site-specific considerations. We therefore encourage clients to share as much information as possible about the property, including any known planning history, drainage and boundary matters or site constraints within their deeds, as this can help inform the design approach and support the success of the project.
